Ihnen stehen die Rechte auf Auskunft (Art. 15 DSGVO), Berichtigung (Art. 16), Löschung (Art. 17), Einschränkung der Verarbeitung (Art. 18), Datenübertragbarkeit (Art. 20) und Widerspruch (Art. 21) zu. Erteilte Einwilligungen können Sie jederzeit mit Wirkung für die Zukunft widerrufen. Für die Ausübung genügt eine formlose Nachricht an die oben genannte Adresse.
3. Hosting und Server-Logfiles
Diese Website wird bei der Vercel Inc., 340 S Lemon Ave #4133, Walnut, CA 91789, USA, betrieben. Beim Aufruf werden automatisch technische Zugriffsdaten verarbeitet, die für den sicheren und stabilen Betrieb erforderlich sind, insbesondere IP-Adresse, Datum und Uhrzeit, aufgerufene Adresse, Referrer und Browserkennung. Rechtsgrundlage ist unser berechtigtes Interesse an einer funktionsfähigen und sicheren Website (Art. 6 Abs. 1 lit. f DSGVO).
Damit Sie einschätzen können, wo Ihre Daten verarbeitet werden, hier der tatsächliche Aufbau, ohne Beschönigung:
- Die serverseitigen Funktionen dieser Website, über die insbesondere der Formularversand läuft, sind auf die Region Frankfurt am Main festgelegt und werden dort ausgeführt.
- Die statischen Seiten und Bilder werden über das weltweite Auslieferungsnetz von Vercel bereitgestellt, also von dem Standort aus, der Ihrem Zugriff am nächsten liegt.
- Zwischenspeicherung, Protokollierung und Zugriffsstatistik der Plattform sind nicht auf Europa beschränkt.
Eine Übermittlung in die USA kann daher stattfinden. Vercel Inc. ist unter dem EU-US Data Privacy Framework zertifiziert; ergänzend gelten die EU-Standardvertragsklauseln. Mit Vercel besteht ein Auftragsverarbeitungsvertrag, der als Data Processing Addendum Bestandteil der Nutzungsbedingungen ist.
4. Cookies, lokale Speicherung und Ihre Einwilligung
Diese Website setzt von sich aus keine Cookies zu Werbe- oder Statistikzwecken. Dienste, die solche Cookies setzen, werden erst geladen, nachdem Sie ihnen zugestimmt haben. Beim ersten Aufruf können Sie im Einwilligungsfenster frei entscheiden, was Sie zulassen. Es gibt drei wählbare Kategorien:
- Statistik: Messung der Nutzung, um die Website zu verbessern (Google Analytics 4).

5. Merkliste
Wenn Sie eine Immobilie auf die Merkliste setzen, wird die Objektnummer im lokalen Speicher Ihres Browsers unter dem Namen imr_merkliste abgelegt. Diese Liste bleibt auf Ihrem Gerät, wird nicht an uns übertragen und ist für uns nicht einsehbar. Sie gilt nur für den Browser, in dem Sie sie angelegt haben, und verschwindet, wenn Sie die Websitedaten löschen. Ein Benutzerkonto ist dafür nicht nötig und wird nicht angelegt.
Auf dieselbe Weise merkt sich Ihr Browser die von Ihnen gewählte Sprache, unter dem Namen imr_lang. Der Wert entsteht nur, wenn Sie die Sprache über das Globus-Symbol umstellen, und bewirkt, dass Sie bei einem späteren Besuch wieder in dieser Sprache landen. Er bleibt auf Ihrem Gerät, wird nicht an uns übertragen und verschwindet mit den Websitedaten. Die Voreinstellung ist Deutsch.
6. Formulare und Kontaktaufnahme
Auf dieser Website stehen mehrere Formulare zur Verfügung: die Objektanfrage auf einer Immobilienseite, die Anfrage einer Immobilienbewertung, das Suchprofil, das allgemeine Kontaktformular und die Anfrage auf der Verkaufsseite. Verarbeitet werden die Angaben, die Sie selbst eintragen, je nach Formular Vor- und Nachname, E-Mail-Adresse, Telefonnummer, Ihre Nachricht sowie die Angaben zur Immobilie oder zu Ihrer Suche. Bei einer Objektanfrage wird zusätzlich übermittelt, um welche Immobilie es geht.
Ihre Anfrage wird als E-Mail an IMMORIST zugestellt. Der Versand läuft ausschließlich über unser eigenes E-Mail-Postfach (SMTP, verschlüsselte Verbindung). Ein externer Versanddienstleister ist nicht beteiligt, Ihre Daten werden für den Versand also an keinen weiteren Anbieter weitergegeben. Sie erhalten zusätzlich eine Bestätigung Ihrer Anfrage an die von Ihnen angegebene Adresse.
Rechtsgrundlage ist die Anbahnung oder Erfüllung eines Vertrags (Art. 6 Abs. 1 lit. b DSGVO) beziehungsweise unser berechtigtes Interesse an der Beantwortung von Anfragen (Art. 6 Abs. 1 lit. f DSGVO). Die Daten werden gelöscht, sobald sie für die Bearbeitung nicht mehr erforderlich sind und keine gesetzlichen Aufbewahrungspflichten entgegenstehen.
Spamschutz: Die Formulare enthalten ein für Sie unsichtbares Feld, das nur automatisierte Programme ausfüllen. Dabei werden keine Daten an Dritte übertragen und kein Nutzungsverhalten ausgewertet.
7. Google reCAPTCHA
Zum Schutz unserer Formulare vor automatisierten Eingaben setzen wir Google reCAPTCHA v3 der Google Ireland Limited, Gordon House, Barrow Street, Dublin 4, Irland, ein. Dabei werden technische Daten und das Nutzungsverhalten ausgewertet, um menschliche von automatisierten Eingaben zu unterscheiden. Rechtsgrundlage ist unser berechtigtes Interesse an einem funktionsfähigen, missbrauchsfreien Formular (Art. 6 Abs. 1 lit. f DSGVO). reCAPTCHA wird nicht beim Aufruf einer Seite geladen, sondern erst, wenn Sie ein Formular tatsächlich benutzen. Wer kein Formular ausfüllt, baut keine Verbindung zu diesem Dienst auf. 8. Google Tag Manager
Zur Verwaltung der eingesetzten Dienste nutzen wir den Google Tag Manager der Google Ireland Limited. Der Tag Manager selbst setzt keine Cookies und erhebt keine personenbezogenen Daten. Er steuert ausschließlich Dienste, die erst nach Ihrer Einwilligung ausgeführt werden.
9. Google Analytics 4
Nach Ihrer Einwilligung in die Kategorie Statistik nutzen wir Google Analytics 4, einen Webanalysedienst der Google Ireland Limited. Damit werten wir aus, wie diese Website genutzt wird, um sie zu verbessern. Die IP-Adresse wird gekürzt verarbeitet. 12. Google Maps
Auf den Immobilienseiten zeigen wir die Lage auf einer Karte von Google Maps der Google Ireland Limited. Die Karte lädt nicht von selbst. Sie sehen zunächst nur einen Platzhalter, und erst wenn Sie ihn anklicken oder der Kategorie Externe Medien zugestimmt haben, wird die Karte geladen. Dabei wird Ihre IP-Adresse an Google übertragen, eine Übermittlung in die USA kann erfolgen. Solange Sie nicht klicken, entsteht keine Verbindung zu Google.
Ist die genaue Adresse einer Immobilie nicht zur Veröffentlichung freigegeben, zeigt die Karte bewusst nur die weitere Umgebung und nicht das einzelne Gebäude.
13. YouTube
Zu manchen Immobilien und Beiträgen gehört ein Video, das bei YouTube liegt, einem Dienst der Google Ireland Limited. Auch hier gilt: Sie sehen zunächst nur ein Vorschaubild, das von unserem eigenen Server kommt. Erst mit Ihrem Klick oder nach Ihrer Einwilligung in die Kategorie Externe Medien wird das Video geladen. Wir binden es im erweiterten Datenschutzmodus über youtube-nocookie.com ein, dabei setzt YouTube vor dem Abspielen keine Cookies zur Profilbildung. Mit dem Laden werden Daten, darunter Ihre IP-Adresse, an Google übertragen.
14. Instagram
Wir verlinken unser Instagram-Profil und binden Inhalte von Instagram, einem Dienst der Meta Platforms Ireland Limited, ein. Für eingebundene Inhalte gilt dieselbe Regel wie bei Karte und Video: Sie werden erst nach Ihrem Klick oder nach Ihrer Einwilligung in die Kategorie Externe Medien geladen. Ein bloßer Link auf unser Profil überträgt keine Daten, solange Sie ihn nicht anklicken.
15. Schriftarten
Alle Schriftarten liegen auf unserem eigenen Server und werden von dort ausgeliefert. Es besteht keine Verbindung zu Google Fonts oder einem anderen externen Anbieter, und es werden dafür keine Daten an Dritte übertragen.
16. Speicherdauer
Wir verarbeiten personenbezogene Daten nur so lange, wie es für die genannten Zwecke erforderlich ist oder gesetzliche Aufbewahrungsfristen es vorsehen. Danach werden die Daten gelöscht. Server-Logfiles werden nach kurzer Zeit automatisch überschrieben.
17. Beschwerderecht
Sie haben das Recht, sich bei einer Aufsichtsbehörde zu beschweren. In Österreich ist das die Österreichische Datenschutzbehörde, Barichgasse 40 bis 42, 1030 Wien, www.dsb.gv.at.

2. Your rights
You have the right of access (Art. 15 GDPR), rectification (Art. 16), erasure (Art. 17), restriction of processing (Art. 18), data portability (Art. 20) and objection (Art. 21). Any consent you have given can be withdrawn at any time with effect for the future. An informal message to the address above is enough to exercise these rights.
3. Hosting and server log files
This website is operated at Vercel Inc., 340 S Lemon Ave #4133, Walnut, CA 91789, USA. When you access it, technical access data required for secure and stable operation is processed automatically, in particular IP address, date and time, the address requested, referrer and browser identification. The legal basis is our legitimate interest in a functioning and secure website (Art. 6(1)(f) GDPR).
So that you can judge where your data is processed, here is how it actually works, without glossing over anything:
- The server-side functions of this website, which in particular handle the sending of form submissions, are pinned to the Frankfurt am Main region and are executed there.
- The static pages and images are delivered through Vercel's worldwide delivery network, that is from whichever location is closest to you.
- The platform's caching, logging and access statistics are not limited to Europe.
A transfer to the USA may therefore take place. Vercel Inc. is certified under the EU-US Data Privacy Framework; the EU standard contractual clauses apply in addition. A data processing agreement is in place with Vercel as a Data Processing Addendum forming part of the terms of service.
4. Cookies, local storage and your consent
This website sets no cookies of its own for advertising or statistical purposes. Services that do set such cookies are only loaded once you have agreed to them. On your first visit you can decide freely in the consent window what you allow. There are three selectable categories:
- Statistics: measuring usage in order to improve the website (Google Analytics 4).
- Marketing: measuring advertising success and reach (Google Ads, Meta pixel).
- External media: content from other providers that requires a connection to their servers (Google Maps, YouTube, Instagram).
Technically necessary functions always run, they are required to operate the website and cannot be deselected.
Where your choice is stored: not in a cookie, but in your browser's local storage under the name imr_consent_v2. The value does not leave your device and is not transmitted to us. If you clear the site data in your browser, your choice is cleared with it and you will be asked again. You can change it at any time via "Cookie settings" in the footer of every page.
The legal basis for all services requiring consent is your consent (Art. 6(1)(a) GDPR), and for the technically necessary functions our legitimate interest (Art. 6(1)(f) GDPR).
5. Watchlist
When you add a property to your watchlist, the property number is stored in your browser's local storage under the name imr_merkliste. This list stays on your device, is not transmitted to us and cannot be viewed by us. It applies only to the browser in which you created it and disappears when you clear the site data. No user account is needed for it and none is created.
Your browser remembers the language you have chosen in the same way, under the name imr_lang. The value is only created when you switch the language using the globe icon, and means that a later visit takes you back to that language. It stays on your device, is not transmitted to us and disappears with the site data. The default is German.
6. Forms and getting in touch
Several forms are available on this website: the property enquiry on a property page, the request for a property valuation, the search profile, the general contact form and the enquiry on the selling page. We process the details you enter yourself, depending on the form your first and last name, email address, telephone number, your message and the details about the property or about your search. With a property enquiry, which property it concerns is also transmitted.
Your enquiry is delivered to IMMORIST by email. Sending runs exclusively through our own mailbox (SMTP, encrypted connection). No external sending service is involved, so your data is not passed on to any further provider for the purpose of sending. You additionally receive a confirmation of your enquiry at the address you provided.
The legal basis is the initiation or performance of a contract (Art. 6(1)(b) GDPR) or our legitimate interest in answering enquiries (Art. 6(1)(f) GDPR). The data is deleted as soon as it is no longer required for processing and no statutory retention obligations stand in the way.
Spam protection: the forms contain a field invisible to you that only automated programs fill in. No data is transmitted to third parties in the process and no usage behaviour is evaluated.
7. Google reCAPTCHA
To protect our forms against automated entries we use Google reCAPTCHA v3 from Google Ireland Limited, Gordon House, Barrow Street, Dublin 4, Ireland. Technical data and usage behaviour are evaluated in order to distinguish human from automated entries. The legal basis is our legitimate interest in a functioning form free from abuse (Art. 6(1)(f) GDPR). reCAPTCHA is not loaded when a page is opened, but only once you actually use a form. Anyone who does not fill in a form establishes no connection to this service. A transfer to Google LLC in the USA may take place and is based on the EU-US Data Privacy Framework and the EU standard contractual clauses. The Google privacy policy and the Google terms of service apply.
8. Google Tag Manager
We use Google Tag Manager from Google Ireland Limited to manage the services in use. Tag Manager itself sets no cookies and collects no personal data. It controls only services that are executed after your consent.
9. Google Analytics 4
Following your consent to the Statistics category we use Google Analytics 4, a web analytics service from Google Ireland Limited. We use it to evaluate how this website is used in order to improve it. The IP address is processed in shortened form. A transfer to Google LLC in the USA may take place and is based on the EU-US Data Privacy Framework and the EU standard contractual clauses. You can withdraw your consent at any time via the cookie settings.
10. Google Ads and conversion tracking
Following your consent to the Marketing category we use Google Ads from Google Ireland Limited together with conversion tracking. We use it to measure whether an advertisement led to an enquiry, and to serve advertising that matches your interests. Cookies may be set and identifiers transmitted to Google in the process. A transfer to Google LLC in the USA may take place, safeguarded by the EU-US Data Privacy Framework and the EU standard contractual clauses.
11. Meta pixel
Following your consent to the Marketing category we use the Meta pixel from Meta Platforms Ireland Limited, 4 Grand Canal Square, Dublin 2, Ireland. We use it to measure reach and advertising success on Facebook and Instagram. A transfer to Meta Platforms, Inc. in the USA may take place, safeguarded by the EU-US Data Privacy Framework and the EU standard contractual clauses. 12. Google Maps
On the property pages we show the location on a map from Google Maps, a service of Google Ireland Limited. The map does not load by itself. At first you see only a placeholder, and the map is loaded only once you click it or have consented to the External media category. Your IP address is transmitted to Google in the process and a transfer to the USA may take place. As long as you do not click, no connection to Google is established.
Where the exact address of a property has not been released for publication, the map deliberately shows only the wider area and not the individual building.
13. YouTube
Some properties and articles come with a video hosted at YouTube, a service of Google Ireland Limited. The same applies here: at first you see only a preview image, which comes from our own server. The video is loaded only once you click or after your consent to the External media category. We embed it in extended privacy mode via youtube-nocookie.com, so that YouTube sets no cookies for profiling before playback. Once it loads, data including your IP address is transmitted to Google.
14. Instagram
We link to our Instagram profile and embed content from Instagram, a service of Meta Platforms Ireland Limited. The same rule applies to embedded content as to the map and the video: it is loaded only after your click or after your consent to the External media category. Merely linking to our profile transmits no data as long as you do not click the link.
15. Fonts
All fonts are held on our own server and delivered from there. There is no connection to Google Fonts or any other external provider, and no data is transmitted to third parties for this purpose.
16. Retention period
We process personal data only for as long as it is required for the purposes stated or for as long as statutory retention periods provide. After that the data is deleted. Server log files are overwritten automatically after a short time.
17. Right to lodge a complaint
You have the right to lodge a complaint with a supervisory authority. In Austria this is the Austrian Data Protection Authority, Barichgasse 40 to 42, 1030 Vienna, www.dsb.gv.at.
